Evinrude 140 1979 leaking gear lube

I am seeing a small puddle of clean gear lube leak out my prop. I had not run the motor for 2-3 months. Took her out and now seeing clean lub leakking out the bearing carrier. It looks like the thing to do is to pull the bearing housing and change the ONE oring inside.

Looks really easy. Before I do something stupid can someone give a thumbs up. Also, Is their anythign else this could be?

I would recommend changing all the seals while your at it. It can be an easy job depending on the condition of your lower unit.
